August 19, 2004, Myrtle Beach, S.C. -- The Hoffman Group recently closed the sales stage of their latest redevelopment project, The Breakers Boutique Resort. Brisk sales resulted in the entire property, which will have 141 units, selling out in just 10 days. Resales of units were made with price gains of up to 25% before the initial unit sales had even closed. Representatives of The Hoffman Group attribute the high demand in the oceanfront condominium market and the upscale boutique themed concept of The Breakers Boutique Resort as the cause of such a speedy sellout, the fastest in Hoffman Group history.
The Breakers Boutique Resort, located on the oceanfront at 27th Avenue North in Myrtle Beach, is the latest in a successful string of hotel to condominium projects for The Hoffman Group. Originally conceived as an aggressive vision, the hotel-to-condominium resort transition allows the property to be a debt-free operation, with the individual units owned and financed by buyers before the actual property redevelopment begins. With the closing of sales of The Breakers Boutique Resort, The Hoffman Group adds another premier property to their extensive oceanfront condo resort portfolio, which has reshaped the oceanfront skyline of Myrtle Beach.
The complete renovation of The Breakers Boutique Resort, which is set to begin in December 2004, calls for the former Breakers North Tower to be transformed into a resort that is on par with upscale boutique hotels located along Ocean Drive in Miami’s chic South Beach Expanding on the unique turns and angles of the North Tower, which were part of original building architect Tom Pegram of Pegram and Associates, The Hoffman Group combined lock-out units to feature up to as many as four direct oceanfront balconies. Seven distinguished floor plans, which include one, two or three bedroom lock-out units, will be used throughout the property. The transformation of the property also calls for each unit to receive a complete decorative facelift, with design concepts by Resort Interiors, featuring rich wood tones and tropical color palettes offset by deco furniture touches, posh upholstered fabrics and granite kitchen counter tops.
The Breakers Boutique’s lobby will also be renovated to include dramatic deco statement pieces which will include a variety of designer art deco furniture pieces made with an eclectic mix of fabrics, textures and colors and occasional tables of twisting metal and glass. More new features will include a new exercise facility with state-of-the-art equipment and a High Definition wide screen plasma television.
The façade of the building will also be revamped to exude a more colorful, vibrant South Floridian resort look. Other new amenities planned include oceanfront cabanas that will be situated on an expansive lawn area between the ocean and the Boutique’s pool area.
